The 'summers of my youth' were always severe water restrictions, dead grass & well water at our farm.The majority of homes, parks etc now have access to non-potable water that is specifically used for landscaping etc & the transformation is astounding.

2020 has been a transformative year for me, it all started off by reading Rich Dad, Poor Dad - cliche, I know - and inevitably found my way to Real Estate & BiggerPockets podcasts, forums, and books.So far this year I've completely paid off my debt/mistakes of my 20's ($25k+), built my credit score back up, and I'm now focussed on increasing my buying power through my own savings and OPM (other peoples money, commercial/private).As far as markets go, my immediate strategy is to eliminate my biggest expense (rent), by house hacking an SFH in either West Adams or Long Beach using a rent by the room strategy on a property where I can add value through renovations.My long-term strategy is geared around building a portfolio of cash-flowing rentals - and with that being the biggest challenge in my local market - I'll be looking to invest out of state. 

I have considerable experience writing business case proposals and executing optimization or transformation projects.

We also used the Rustoleum Counter Transformations which turned out very well and will likely hold up for a long time.  

Thats the truth about marketing, sometimes you may have thought you hit a dead end on a list due to not getting the right calls that transform into deals, but if you stay consistent, then you really can capture a deal from a marketing campaign that you have long forgotten about.

For me problems transformed into profitability when I reflected on my first flip project and concluded that having an ill-fated plan and no protection agreements with my contractors.

The house was completely transformed, and sold quickly during the christmas holiday season.

We transformed a typical 1950's split level ranch into what we like to call a 'Farmhouse Cottage'. 

I'm a Realtor who would love to put on a hard hat & get to work in the grit of the property transformation.

Simply because I feel my people and negotiating skills could easily be transformed and work to an extreme advantage in this field of the real estate market!
