I usually will go with the higher end as they are much thicker and more durable and have never had issues with them.

The siding looks fine, has couple of bands and cracks, has a lot of missing j channels along the roof, and it was already painted, so I don't know if it's a good idea to put another coat.

After running the numbers multiple times and not trying to sugar coat them at market rent, units B-D would cover my PITI, but I would basically be on the hook for everything else which includes future pest removal, the 230 avg water bill, 80 avg trash pickup.This is my first home/house hack and I'm eager to jump into the business to get experience but dont want to set myself up for massive regret.

All metals buildings come with a primer coat on framing members and will fade over time but I would not worry about priming/painting any of the framing members.My primary focus is purchasing/developing metal buildings for the light industrial market, as the options are almost unlimited as far as what you can do with a metal building.
