During the pandemic I was working with several traveling nurses who were looking for short term rentals in the area, close to hospital systems, and were willing to pay 50-70% over market rent for 3-6 month leases. 

Owners cannot get them out and have no support from the court system.

Sometimes the tenants just move out.The only negative is if they know the system, they then realize they can stay even longer.

You'll want to do due diligence on the more expensive fixes such as foundation, structure, electrical systems, etc.

Sometimes they have big table saws and other large equipment that runs on this big power plug system.

Is anyone using a good inventory management system to track supplies in your STR?  

Check out Antoine Martel, he has a software and coaching program called Flip System where they hand hold beginner real estate investors through the turnkey process they have completed over 1000 times.The process is typically stressful, teams on the ground are hard to assemble, there are many simultaneous moving parts, and time and capital invested isn't guaranteed to generate a return.

Before that we used our 'day job' system which is Sage, but it is way overkill for rentals and doesn't give us a lot of property specific reports either.
