We reduce our cost thru sweat equity, and love having straight segments of wall we can piece together. 

I put most of my effort into segmenting and evaluating, which generates my own list of prospects.

Some segments include: Absentee Owners with EquitySeniors with Long-Time OwnershipOwners With Low Financial Stability Scores (FSS)This can help you find property that hasn't hit the market and you aren't competing with other investors.

Also consider targeting your message within segments - for example rather than saying the same thing to all absentee owners, break them up by equity, or length of ownership.

It's still too early to call for most segments of the real estate market, but for sure almost everywhere the 'hot' markets have cooled considerably. 

They still provide a good service to a large segment of the community, and I'd be surprised to see them disappear from major conurbations.
