-some cleaning supplies/mop+bucket/broom/toilet paper/paper towels-soap/soap dish/dish liquid near all sinks (bathrooms/kitchen)-extra garage remote and a key-chain remote-small plant/bamboo-cold water in the fridge-mower and edger (i do not own a house so i left it to the tenant)my tenants had roots/grew up in the area, so no folder with area resources...both tenants going into the 3rd year

Had a camera put through the plumbing and discovered roots in the clay sewer pipe.  

That’s usually pretty good at rooting out bs.

Each type of damage you'll also want to address the cause which could range from settling to tree roots, but are almost always water related in some way.

I have had a main sewer line clogged with tree roots, two frozen pipes, one 220V outlet that needed to be replaced and a refrigerator that went out.

But we take the time to look at the root cause of problems in a person's past and we use property management techniques that guide tenants to do the right thing.

etc. etc....Get to the root cause and be proactive, e.g. implementing REAL preventative actions. 

If it's some kind of problem where there will be continual obstruction happening (more and more tree roots growing into a decaying sewer line), lining your sewer line will be a major cost soon followed by a more major cost.

I dont want to rain on your parade but you've gotta hit the street and learn whats going on in the grass roots rental markets you are interested in, and find a lender with the right experience as well as a broker who knows the current insane investing facts, which include cash flow is extremely difficult to achieve and slime ball tenants are just waiting for a newbie like you so they can move in to your place and quit paying rent.
