Doing it poorly will make you not want to get up in the morning, and most landlords do it very poorly.Rather than trying to source and then assemble all the key components of a comprehensive and bulletproof property management system (e.g., lease management, repair management, payment processing, lease renewal management, etc.), find someone who already does that and then let them do their job.That way, you can focus on your job: finding great deals!

If the leak occurred at 7-8 PM, then I really screw... because no one can take a shower at night... or in the morning... etc2) that are many pipes in the building, it is very troublesome to identify which pipe is belonging to what unit or what section of the house.

  ( Douglas Ranch).. its owned by a B guy from Denver he owns the Denver avalanche and i think might have married a Walton.So we get word he is coming to the lodge for dinner.. and oh man you should have seen the staff.. but what happened was his security team came in that morning for a sweep.. and this is a lodge on a 500k acre ranch.. behind locked gates.
