Hey @Randy Mattila, yes it sounds like you need to start transitioning to using OPM. l understand the hesitation, but did you not have some of these same feelings when you bought and house-hacked your first property?

And I'd hesitate to call anything a good deal that cashflows less than $500 on paper, bare minimum, because there's always *that thing* that bites you. 

National tenants are very hesitant to work with an inexperienced land owner on a site.

If this is the case, buy a turnkey rental for $115k where you are earning rent the day you buy it.The rental analysis, with holding costs doesn't sound fantastic, but again, the deal needs to be worth your time on the front end, if rehab is required, and I am hesitant to assume it is worth your time.  

I enjoy the Over 20 years of experience has told me one thing, the opportunity will pass you by if you don't move now and your hesitation is just fear speaking due to a lack of preparation for that moment.
