@JayHinrichs Baltimore City is like a whole other planet.  

Unless you can find absolutely no other tenant on the planet who is better, and you absolutely can't wait any longer for any tenant, even if they are terrible.Otherwise, be firm in your criteria.  

I guess my personal recommendation (not a lawyer/legal scholar/judge or offering any sort of advice to anyone who is residing on the planet Earth) is to perform your inspections on schedule and address issues at that time.

My favorite tenants on the planet are law students. 

There's not a species of mold on this planet that won't be killed by chlorine bleach.
