I understand and believe there is no need for agents if there is a seller and a buyer who both agree and know what they are doing.

A lot of people throw that term around here for agents and title companies, and it can sometimes mean "someone who will do things I want at a discount/free because I tell them I am a real estate investor".

Unless you're talking purely retail sales between regular buyers and sellers where the buyer thinks getting the house for $0.01 below asking price is a steal.need to dial for agents.. if one agent wont submit it talk to another that will. or simply go direct to listing agent and write your own contract.. that acceptable no law says you must use a buyers agent..

It isn't unusual for agents to start with a big player and then move to a smaller one(with better commissions) once they get more established.
