@Carl Henriksen, we do JV's like this with single investors and as long as there is a good partnership agreement executed that cover's all of parameters of the deal then you should be ok.

The one consolation I can say that I have found is this: if you're willing to execute one cash out refi per property in your own name and hold them on your credit report, and you have good credit with sound income, many generic lenders (Citi, BofA, local credit unions, etc) will execute cash out refis in the mid 4%s.

However it seems our lawyer has been going back and forth with the sponsor's lawyer for over a week now...they won't budge on the following addition that our lawyer is pushing for: "The principal/owner of the selling corporate entity (an LLC) will be personally liable for all the contractual terms of the executed contract of sale."
