In Massachusetts, USA, in a RE course that I attended, the broker emphasized that the "highest and best" value was a duplex.

I did go to college, not that it is mandatory, and I got a business degree that emphasized real estate.  

I learned a lot from that experience, and really emphasize that no matter what don't take anything anyone says on faith when you are first getting to know a provider.

While writing my business plan, I came across an interesting dichotomy that I'd love some input on.I've gone through this forum quite a bit over the past six months and one of the things that many investors on here emphasize is that your business is, in fact, a BUSINESS and you need to run it like a well oiled machine that doesn't divert from it's criteria or make emotional decisions.

You emphasized that we do need to know what some idea of repair costs are.. which I know that Stephen would agree with.  

I survey units that are available nearby, and emphasize that if they were to look at the rentals that are available nearby that my unit with the increase is STILL a better value to the tenant.

Sorry for the long, drawn out speech here, but i just want to emphasize how important it is to view a decision like this from all angles.
