That's the best way to ensure that you are protected.There are dozens of ways to find and buy houses -- each has their benefits and drawbacks and you need to figure out which method works for you based on your personal situation, including the money you have, the time you have, the knowledge you have, your personality, your location, your market, your goals, etc.It sounds like you're trying to start from the middle, which is never a good way to learn.

There are some drawbacks, though - for most multifamily, the landlord pays some of the utilities (like water/sewer/trash) and has to maintain landscaping, and may have to deal with snow removal, if applicable.
