This is what I usually recommend for folks starting out.Then once you get a few units under your belt and looking to expand, I would suggest going with a more robust piece of software like Appfolio or Buildium.

All of this will have legal/tax implications and so I will stop there and suggest you find someone to take that piece on for you after you have the basics of your deal agreement on paper.

The issue is that you are dealing with two distinctly different products each having a different driving factor.SFHs are not specific built rental income properties, therefor the price is driven not by rent but rather by the whim of home buyers.
