It seems you have figured out your M&P (mission and purpose), so let that drive you.

I have made it my mission the last 5 years, at least, to only hire people that I think could reasonably do the job on their own if I sat them at a desk with a manual and said "call me with any questions"; and I won't hire anyone for my executive team that I don't think could replace me if I was hit by a meteor or just Leaving Las Vegas'd it.

No one paid my bills, no child support, just me and the Good Lord Up Above on a Mission to support my kids.

Mission accomplished. 

So now im on a recon mission.

A member of my team and I went to the Inland Empire Real Estate Club at the Mission Inn in Riverside, Ca and I found a seller of a great new investment.Good hunting folks there is plenty of money out there and plenty of investments,  We just have to get get them.  

And that is in part because of my knowledge-deficit and the fact that I can be a little less, um, diplomatic than my partner can.

I just sold my flip in Mission Viejo in 3 days at asking.Personally having come across such situations in the past, I would recommend the seller sell it on the open market.

But once I get talking Im sure it will be fine...I just see it as a fact finding mission!
