When it is a new development, it isn't uncommon to see someone use the date the Certificate of Occupancy was issued - perhaps that marks the "ready", but it still might not be "available".So you can certainly have a property in service in a given year, but not actually have any rental income - but certainly your facts and circumstances are much better if you can actually get a tenant in there, that (should) shore up your defense on that question ever coming up unless you are playing weird games just to get a given in service date for tax purposes.

we already have manpower issues at these numbers.I suspect it won't do much more than crowd out private investment given private developers are already building houses at almost the highest rate since the 2008 crash.

I'd have no issue if they mailed me or scraped TOT info to reach out etc, but to use a businesses platform to market and take revenue away, and have to disguise your contact info to do it...no thanks.I realize some of that is just the name of the game, and plenty are ok with prospecting this way but for me you can use the demographic of STR owners without directly sourcing via the competitions platform.
