What kind of Loan do you all recommend and also any lenders or banks you recommend as well?

I think it would be kind of hard to sue them.

Rehab process was kind of messy but we got it done.

I'm assuming they had to get some kind of permit to move the mobile home and connect utilities.

I know I annoy them sometimes but it is kind of like your doctor pushing you to stop downing burgers and fries because it is affecting your physical health. 

I feel like those kind of fixes can be estimated when getting a house inspected and appraised. knowing when a new water heater was put in or when a roof was replaced, these all have life expectancies and yes accidents happen but if this is happening on a regular basis for you, like I said, I have concerns.

To be honest I've always dreamed of a second home in Hawaii and STR is kind of an afterthought and nice way to cover some of the mortgage expense.  

So, with those specific kinds of breakers that is acceptable.

Also, you'll want to have legal documents drafted, specifically a mortgage lien, promissory note and some kind of JV agreement.

Kindly ask the tenant to not smoke inside is my approach which I outlined above.
