@Sara Donohue I don't recommend buying land if there's not an actionable plan whereby the buyer can build.

Contractors, businesspeople, and interested community members are all welcome.

They are contractors after all.

But for an OOS investor one consideration is access to support, first of all PM & contractors, and you have more choices in the much larger Milwaukee metro area than in a smaller submarket.

This separation creates a clear distinction between ownership and the right to revenue.That said, one key difference is the upkeep required for income-generating properties like homes or rental buildings.

Then build a team of professionals around you and take action.

If it's going to continue to be a 3 unit building, it would make sense to add another service.

I am looking at a 5 unit building that I want to do a condo conversion on. 4 units would be vacant 1 has a rent controlled tenant in there who does not want to move.
