Hi Carline,I know there are down payment assistance programs for properties 4 units or under but anything over that is considered commercial and to my knowledge there are no loan programs out there.I'm not sure if the down payment assistance programs are still active but I can find out if you'd like!

OP-  So your post you haven’t engaged with.  

Are you interested in creating your own fund to actively purchase and improve properties in Opportunity Zones near you, or are you looking for a more passive OZ investment? 

My thoughts on the HELOC are that we could use it to renovate our current properties and use the funds to fix up distressed properties in the future(doing BRRR-like activities) and thinking it could be used as a safety net if needed. 

From what I have read they can actually go to court and get a court order granting them permission to foreclose on active duty military personnel.

All of this of course happens as I am actively pursuing purchasing additional rental properties.Shawn

LIke a lot have said, Pinellas near the gulf beaches is stable and active as it gets. 

The only "smart" thing in the house was a thermostat.So many of these ancillary revenue streams provide no actual value to residents, and are actively robbing them of $50+/month just to get a $5 air-filter delivered.

This has had a net positive effect on mortgage rates with prime Government and Conventional (FHA/VA) often beginning with a 5 in the front and some DSCR rates now in the 6%'s...The on the ground response is likely a dramatic increase in buyer activity/competition.
