@Scott Trench I have family members who believe we’re failing, I guess it’s called “preppers”, they’ll call very concerned to let us know to take cash out for a bank run or stock up as food will be scarce next month or the last one was the eclipse was going to cause an earthquake taking out the Midwest.

It's an inexpensive market, but don't fall for cheap opportunities that look good on paper and details left out concerning the location and the vacancy rate. 

I have some concerns about using a realtor who is an investor.

As someone experienced in property management, it's concerning how often people are swayed by the appeal of a single property without considering its surroundings, such as being near deteriorating areas.

Our first introductory phone call went really well, Zach answered all my questions and addressed my concerns and I left the conversation feeling very comfortable moving forward and working with Zach for my first property.

So my concerns about getting deliveries weren't overblown and the worst-case scenarios running through my mind are real!

It sounds like the idea is good for more of a SFR, or a 1-4 unit rehab but my concern from a lender's perspective is the needed experience in the more 10+ unit space to give "normal" (80% leverage) on a deal like this. 

While the realtors in the room speak of safety and stats (I understand their concern), a thoughtful perp would use a stolen or fake ID, therefore giving a realtor a very false sense of security.

@Phil PetiteI am concerned that no rent received in January did not result in you filing an eviction on Feb 1.
