I DOUBT IT.From attorneys talk is cheap and when they have to stand behind something they run.If it's not guarantee in writing you can't take it for face value.DIL the banks will do a title search and with no other junior liens will usually accept within about 60 to 90 days time.If the effect to the credit is the same or close the seller might be able to milk free rent longer with a short sale or a foreclosure or get cash for keys money.The sellers situation will dictate the best options for them and it's a case by case basis.

At this time I also skim the utility bills that were paid during the month and see if any water bills have shot way up indicating a leak the PM should send a plumber out to investigate.

If they are holding your rent money with other landlords' money in an interest-bearing account, they could be letting their pay sit in that account in order to accumulate more interest, which they skim.

Also, these are all socialist countries with negative rates-simply buying outside of your own country is more regulated than for us here (at least for now...).I’m not an expert by any stretch of the imagination, but I agree with the “Dollar Milk Shake” theory-that is, the US is the cleanest dirty shirt, and the (reported) $13 TRILLION in foreign, dollar denominated debt will create an inflow of money to the US...in my mind, that keeps us in the 0%-0.5% range like we see 10 yr treasuries at right now.

If the owner's not making payments, and the investors not making payments, but is collecting rent, then that's rent skimming!
