You could hire family members to run it and siphon off some income, but get too greedy and you are asking to have a court pierce the veil for it becoming a sham.

So you have a clearing out of the market from greedy sellers who just hoped to hit the jackpot and (swing for the fences) on pricing and those who truly need to sell.

I would commit a small amount of money, and very speculative, also not passive, since trading requires a close eye on the market, unless you are willing to trust an auto-trader. 

not without its issues putting these together.. but this is the other end of the spectrum This buyer was a burnt out mid 40s Wall st. trader who retired and they paid cash for this home..

These guys, both with MBA degrees, one a highly paid trader with Goldman Sachs said "ohhhhh, we didn't know that, we always had shower doors". 

I would approach cautiously as you do not want homeowners thinking you're the greedy investor coming to remove them from your home.
