The home is just under 5000 sq ft, and on 10 acres with a barn/ garage that has a finished area with a bed and full bath. 

I initially paid out of pocket for most of the interior updates / rehab costs when the family moved in, but now it could use new roof shingles (which we've got estimates on) and some minor updates in the kitchen and garage.

We have a triplex property which includes 3 detached units, with one big garage (for 3 cars) attached to one of the unites.

I've also built dozens of additions, garages, and new Builds, including cabins in the Cameron Peak fire area.

If you use a HELOC, I would think about a BRRRR-ish strategy (No perfect BRRRR exists right now unless you go full off-market door knocking/postcard campaign/etc) to where you can refinance and get some of that money back, so you don't have $25k chunks of money at a 9-10% interest rate floating out there indefinitely.

If the tenant isn't available, they can choose to leave a key somewhere, leave the door unlocked, send a friend, or however they want to give access.

But big back yard, detached 1.5 car garage.
