I have been watching every YouTube video I can, reading as many books as I can, and talking to every investor I encounter.

Watch out for syndicators that puff numbers and syndicate deals to grow doors or sq ft fast taking fees each time.   

@Sam LaGrassa  MLS doesn't break the numbers down with that much granularity, but I think Boston is a very good guess for the highest increase.I watched a 3-plex in Roxbury that needed at least $150,000 in rehab sell last year at $960,000. 

I'm completely new to Real Estate Investing and have been reading, listening and watching on BP for hours a day since learning of it a week ago.

I watch a millionaire on Youtube that owns over 4,000 units of apartments and plans on making 150 million this year and he thinks apartments are the way to go. 

They are probably just watching some spooky TV show and getting freaked out.

Looking for some info as far as deal quality and things to watch out for.Price: 149,900Units: 12More info:9 lots occupied. 8 of which are park owned.3 vacant lots and room to add 4 more.Ad claims 42,000 a year in gross income currently (with the 9 occupied units).I believe that makes rent/fees income equal to $500/month per unit.Wondering what sort of stuff to be wary of when reading ads like this.
