Hey Dmitry,Before shopping for houses, if you plan to use financing, make sure you have a good idea of how large of a mortgage you may qualify for.

Shop around for a good, reputable lender who can qualify you before you buy and rehab a property.  

I did manage to dig a bit deeper and found out that the municipality of Edmonton has an advisory body still active which offers a full suite of forms which have been legally reviewed by their own real estate lawyers and by the dispute resolution courts.

(Plus a nice shopping center going in a half mile down the road) Rental profit is 300-500 at the door (No upgrades/ with upgrades). 

Your finishes, are all over the shop, but they might support the price, the neighborhood doesn't. 

I called just about every local bank, credit union and non local banks, shopped around for a while, we started well before our "seasoning period" and we went with the one that was the best fit for this deal.

There’s a fair amount of machine shops in the Mesa area.

The other deal is a duplex in a busy growing area close to shopping, transit, travel etc.
