I haven't gone all out and really dissected a lot of states to potentially invest in, but since Vegas is close, rated #1 for growth as per Realtor.com and now has 2 professional sports teams, I figure the upside is still in tact.I'm looking for guidance on what zip codes I should focus on for SFR and MF either for the BRRRR strategy or turnkey for cashflow.

It's funny that you're talking about "removing the buyer and purchase it myself"; it's often more the other way around where buyers want to remove the wholesaler from the transaction and buy directly (to save on assignment fees).As a wholesaler, you have a unique opportunity to negotiate seller financing.

If you have a unique house in the more rural area of a large zip code, the lender's perception of the value will be tainted by what is happening in the more populous small town that is the center of that zip delivery area, and usually that is that values are going down.
