New to RE investing , can I claim taxes fees on RE mentor/coaching, including Real-Estate software system package as RE start up Business cost? 

Also many title companies TODAY require a KNOWN notary.. so either they do it or they send you a vetted mobile notary that will cost you 150 to 200 for each sig.and yes this is why you dont buy the way the OP bought.. now he has a to chase his tail all to save a few bucks up front on title and escrow fees..

Plus I won't be charged hidden fees for nonsense.  

It's really hard to compare with other rentals in houses in the area, there really aren't any that I can tell are as nice as this one w a new kitchen, etc.The REI group also suggested to offer the utilities (already set up for the whole house) at an additional flat fee. 

Get as much understanding and disclosure as possible on the closing fees and escrows that will show up on the settlement statement - including stuff like prepaid interest ("stub interest"), tand and insurance escrow holdbacks, etc - biggest pitfalls we've seen are people not 1000% clear and aware of these things then getting very negatively surprised at the day of signing 

It feels like paying a fee just to avoid harassment from code enforcement.

Create a penalty/fee that prevents loss of income.
