As someone looking to hire a contractor.... it would be a red flag to me that you would be asking for this downpayment... then again, a 6 figure project may not be that big of a deal?

It is the only school I could find that offers other undergraduate RED education (although in many articles it says it's the third to introduce it).

Even if you don't intend to shut out families, you are just one HUGE red flashing sign for a lawsuit from someone with an ambulance chaser lawyer....You should specifically read sections 803B (if you own less than 3 units) and 804C of the fair housing act...

LOL.but yes there are always deals depends on how much time you want to blow finding themand yes we are blessed right now to be in a position to be building and selling in one of the hottest markets ever.. so we cannot discount that as well. the MARKET has been very kind to us west coast developers.As well as Charleston SC I have 11 new builds going there right now and its red hot there profit margins are even higher than west coast. but talk about finding deals VERY VERY hard even for us cashed up experience folks. 

The whole deal seemed to risky and sketchy there were a lot of red flags that I was justifying.

Did the engineer report raise any red flags?

For us, a major red flag is when a customer wants to dictate means and methods to us.
