As result, you may not cash flow as much as you want and you will also have no choice but to rent to the dredges of society who will only bring down the quality of the neighborhood.What I encourage you to do is look for properties in an upcoming area (meaning there are signs of development going on, whether its a new hospital, university, shopping mall etc.) then buy it when prices are comfortably low.

I think society has valued those above mentioned skills in too low a regard in our time, but pointing out it would be risky to use the funds is kind of like saying maybe you shouldn't use the funds to get a degree (depending on the degree) either.

The best advise I can give you right now is to educate yourself on real estate investing (a lot of resources available to you), so you have some general idea of what would be acceptable by the means of society as well as comparison of what other people are getting.
