When I first heard this tactic a few years back I thought it sounded kind of sharp, but after I had thought on it for a while I decided that if I'm too skittish/nervous/scared/shy to tell the tenant that it's my property I had better use a real property manager and move on to other issues.

If your tenant, or their guests (which may include children) or their dog, is harmed by a wild animal with sharp pointy teeth living under the deck with its growing babies, that they informed you of and asked you to get rid of - then I see "liability" on a neon sign hanging above your head.Use your common sense here, instead of looking for some technical loophole.

Thanks @@Stephen E. it's a young couple, both very sharp, both read the entire contract, he just mentioned he got a booklet from his previous renter and was inquiring if he could get one, I should have asked him if he still had the one he gave him?
