hi my tenant called July 29 and said he wants to move out august 10 .I told him the month to month lease clause stating he is supposed to give a 30 day notice .I told him my agent can show the property if its ok and he agreed to it. 2 days later my agent goes there to show the property and she called and told me the tenant gave me the key and its vacant. when I called him and asked for rent he says the month to month clause in the lease do not have mine or his initials while the lease clearly says after the one year lease if the property is not been evacuated then its gonna be month to month (I have his text  june 17) saying he and his wife decided to go month to month .all the paint is messed up the carpet in the whole townhouse has strains and marks on it.the plumbing is leaking he never told me cuz he  has 75 dollar repair deductibles any suggestions thanks

It is an annual back-straining exercise to remove and install these units every year.My thought is to go with a high velocity system with 2" diameter tubes for distribution.

@Bryan Otteson thank you for the response. technically he self manages and  my job would be mostly light maintain. he would be paying salary form gross rents. he wants to do less. for health care we can go to the exchange or transfer to my wifes employer. tell me more about the 401k inside the Scorp. i was going to open a roth. i also plan to own rentals for cashflow in retirement.my wife and i still hashing it out. i work long hours now and rotate days and nights and every other weekend. so this will give me more family time.basically my income would double when i start with him.the property is hold in trust so it will pass to an only son who lives out of state. chances are i continue with what i'm doing as i will be the 'apprentice' who knows the properties health and other info. the son may decide to sell or continue to collect cash flow. at this point I'm not sure. thanks again for the insight!

W/D would be relocated here.My reasoning is that while three bedrooms may be more popular, more occupants/strain the septic system, and not having to descend into a basement to do laundry may attract better tenants who really don't need the third bedroom.I realize three bedrooms typically bring more rent, but with a 3 bed 1 bath having the laundry in the basement, I'm not seeing it attracting the best tenants.I'm at the top of the rent range for this home/neighborhood ($795 central Illinois) and am faced with trying to attract better long term tenants, or continuing to rent to short term people who are using it as a stepping stone.I want to make it a better value for potential tenants so that rent increases are justified.

And since you live next door, if there are times you'd like the space for visitors or vacant for some privacy, you have control over that.My guests are people here for hospital rotations, grad school, relocating, etc and I've become friends with several of them.

StephaniePS   For the pictures, I think you have to save them in your computer, then rotate them and save the changes and they should post straight.
