Hi BP, I'm currently structuring a deal which I need to present to my seller tomorrow.

It was more about looking at areas that I thought would cash flow decently and provide double digit ROI.  

He has since informed us that it would be too difficult for him to accomplish and that offering him a present would induce him to do what he's already legally obligated to do.The problem is that we already have a seller lined up and this is the only thing holding up the deal. 

Home market is San Francisco, which has high entry barriers from a cost standpoint, so I'm exploring other markets at present.

Find a deal, KNOW your numbers, KNOW your exit strategy, and then present it.

I am out of the fullerton area and presently looking to get into the real estate market in Orange County Area.
