@Gino BarbaroI love your approach as I have a similar approach.Go big or go home isn’t always the right approach.As you note, in a market where one has a strong existing footprint, it’s easy to pick up additional smaller assets.That’s what we do in Greenville SC.It’s our only market and we own buildings that range in size from a triplex to 181 units - doesn’t matter to us.

I suppose you might have a better chance in picking areas of a state with high winds. 

You can also pick their brain on what repairs should be done and what features need to be added to up the value.

I think it can work out best if you get your horror stories over early; some people get roses and rainbows with their first tenant, think "this is easy street", pick up a couple more properties, then get a bad run or two and lose everything.
