It would be very important for me to invest in someone with a similar philosophy although I will say my answer now compared to just two years ago would be different.

We also share the same philosophy about the need for more "work-force" housing and green development in urban areas.  

Again, the returns aren't 10% but we're more comfortable with this philosophy, work and returns.

Included in that philosophy is trying very hard to stick to 1 partner.

I maintain ~82% occupancy in the winter and ~94% in summer.With that said, I don't know if the philosophy is exactly the same in the vacation markets...especially in places where the minimum stay is 5 nights or more.In any case, you definitely should not price all nights the same all year.

I'm generally of the "buy once cry once"/"buy nice or buy twice" philosophy.

My philosophy is evaluate as traditional and try to find something that is close to break even or small cashflow property and manage with the upside of AirBnb, Furnished Finder or Co Living.

My philosophy is always do it right, so if we discover the plumbing is shot we don't just fix a few leaky pipes, we replace the whole thing.
