I've also met with a developer who said he looks to "double" on every deal  - meaning he is spending 200k for land/permits/materials/labor and targets a 400K sales priceIn my area, 4 units+ is the trigger point for all sorts of additional complicated planning reviews and requirements, curbs/gutters, traffic studies, environmental reviews, etc...       

So I ran all the numbers from everything like the material cost to property tax and I'm getting a cash flow that is good, But I'm scared that I am forgetting something or not adding something and that the moment I buy into something it's going to go south.

Also as time went by the syndicator became more elusive and occasionally gave me timelines that never materialized.  

I'm leaning toward modest remodels, not top of the line material or appliances by any means, but at least get the places out of the 60's.  

There are a few things on our tasks list that we want to have checked out before we rent it out and need some referrals on dependable masons  such as an electrician, plumber, heating and cooling, and fix a retaining wall and reinforce a metal fence.  

I've even heard of some people just buying all the materials on their credit card.

So, that's only the materials.
