I just took over management 2 years ago and don't think previous management/landlord ever did roof maintenance (giving it was still new back then).

That was the largest part of my financing but in addition I did end up having to ask my older brother to co-sign for me because the underwriters just could not trust the 1099 contractor status given the volatile industry I was in during 2020.

Hey @Jeff Langley - I've never run into this scenario, but thinking from the terms of a guest, I don't think I would ever care if the Airbnb hot tub was wood heated or not. 

You are also at the mercy of a perfect pay history and to service companies that if a payment is ever late even by accident.

As a note investor, we rarely if ever originate loans for owner occupied, we would rather buy on secondary market at a discount. 

If we have ever been at the same place, I was unaware.

These second position loans are becoming ever more important, since nobody wants to give up their 3% primary mortgage.
