You all are likely far more accustomed to running accurate numbers on appts so I am giving your opinions heavy weight in my decision but also trying to vet the specifics of this property.  

Sometimes stuff still goes wrong, but that's on me since i made the choices and decisions.

@Sarvani Vakkalanka, looking at specific cases like that is anecdotal information not really useful for decision making all on its own.

If you show up every week and tell a good agent, I will buy whatever is a good deal, that puts the decision-making on them when it should be on you.

I know this isn't the greatest time to get into the market and am well aware that Santa Fe is VERY competitive and low on inventory but my life/career is dictating decisions more than the desire to grow a portfolio in hotter markets (for now). 

The financial decisions are rough; if you can't mid term it or long term it and wait out appreciation a bit then its probably best to cut your losses.
