property acquisition and also property disposition.so what you need to make the model work is deals and investors to move the deals to.you can shortcut the system by doing some co-wholesaling with existing wholesalers in your market and thus you only have to worry about the investor side of this model.if you commit to developing a very strong investor database you will put yourself in position of being a long term player as a wholesaler.after doing this for 15+ years to this day my 4 sales guys are developing a larger and larger investor network for our deals.if you need more help don't hesitate to PM directly....Peter

For us, they have signed off on a too steep staircase that we thought we would have to reroute, and suggested a shortcut to ripping out a whole section of plumbing, leaving most of the existing in place.

Either/or both will give you more useful knowledge (in my opinion), and one only adds a few glances over your shoulder in a process you already have in place.I can't help but see social media screening as a shortcut towards the same end as home visits, ultimately, but with less usefulness and a false sense that you're mitigating risk on marginal applications, if they even get that far, as you'll likely deny good renters who simply don't want the invasion of privacy.

There may be detours and shortcuts ahead that you can't see right now, but will become visible as you get closer to your destination.Therefore, I think accurate real estate predictions really can't project further than 1-2 years out.
