They are being sneaky using the waterproof tag, it's the surface that i waterproof, not the installed product.

They considered anything about 85% and up to be value-add and anything below that to be more "redevelopment" since it often involved dark or vacant tenants, and re-leasing a center with no anchor can be very challenging.Of course, I am talking grocery anchored product, so of the 100k+ GLA, 50+ would be anchor.  

I ended up going for the normal washer and will add later but might buy the $400 product to take money and have a timer on the laundry/dryer.

Not to say one product is better than the other they are just different products.

If you are looking for a cheap and easy solution, there is a product called hardware cloth that you can use to cover the opening with.

Using a product like Invelo or Propstream will be a game changer for your business.

I have a DSCR product that would not have a waiting period off the market but would have a PPP and would only go up to 75% loan to value.

I just say "Ghosts" in a somber tone and then don't say anything else ;)  

We complement each other to be sure we get a quality product for the owner.The parallel is that you could find a business partner that is the store front and does the people interactions while you quietly attend the meetings commenting on occasion, but are the brains behind the details and the analysis.Just food for thought.Sincerely,Joe
