If you buy a SFH an hour away and try to self manage while working a demanding job with a family, or try to wholesale on the side, I don’t see either of those strategies as having much of a chance at enhancing your life in a significant way, while there is a real risk that doing either of those things will detract from your ability to advance your career, take time away from your family, and slow down the rate at which you pay off your student loans while adding more debt to the equation and providing very little if any income.
