Most STR markets have seasonality, and there are untold issues in the future that will effect cashflow.

In short, I’m trying to figure out if it’s worth pursuing an off-market seller financing deal versus getting a traditional loan and competing for the property on the open market.

What type of marketing would you do ?

We've seen this soooo many times in our Detroit market:(Have actually had owners choose not to do business with us because their previous PMC didn't require it - so, they thought we were the incompetent ones.Have also seen incompetent PMCs wiring funds internationally to owners - and these owners not having an ITIN, EIN or SSN!

Overall, it's going to be up to the state and local governments to enact changes that will affect the local housing markets.

I think there will be a market for it and you will gain some market share, but I don't think there will be tons of profits coming in.

I have had many conversations with her friends about the differences in our markets and  have recognized for a while now that there may be some mutually beneficial opportunities to work with Canadian investor specifically.

At that percentage on that rent amount I suspect it is not all inclusive, but I do not know that market.
