The play was to solicit owners of tax defaulted properties prior to sale, buy for a big discount, then apply for the surplus funds generated by the sale as the (new) owner of record.I doubt if there are any statutes concerning buying real property from record owner prior to tax sale if the new buyer cures the default.

Just as the drug industry has disclaimers, so should attorneys selling services of the cure all "Stop Foreclosure with Bankruptcy"I see advertisements all the time for "stop foreclosure with bankruptcy", I have not once seen any disclosure about the fact that this is NOT a sure fire way to stop a foreclosure.

Marie Poe, I have seen some of these in the past both private and institutional-ish, we have cured with quiet title suits.Unfortunately, there have been some bad operations in the market place overtime with folks doing fraudulent things.

@Steve Graves I would first look at your landlord tenant laws regarding notice of compliance ( for instance, in florida we must give them a 7 day notice of non compliance, with opportunity to cure, then after 7 days, if the dog is not gone, we give them a 7 day notice Without the opportunity to cure.
