I have done this with classics and still to this day rent a residential parking space ( gated carport)  for my business last 10 years.

I should have also indicated - the property in question is the classic example which totes that line of residential/commercial, ie, a 4-plex.

For that reason, you can't really get prequalified since the approval depends on the property, not you.So, it's a classic catch 22.
