There is risks associated when the numbers work out, but the management has no experience.In other words, if you show a comparison between an Investment of a JV among Partners versus buying into a syndication, a comparison between experience and knowledge of the management of the two investments should be made.In fact, I used to put together pro-formas that compared Real Estate Investing to blue chip stocks.

So while i was out looking for a potential first wholesale deal and came across a property that partially of the roof was chipping away and it had bad windows but no for sale sign, do you recommend i try to send a direct mail or call to see wether they are willing to sell their home.

If this is your first FHA inspection, get ready for a bumpy ride.The lender schedules the inspection for you, and then the inspector will call the seller to setup a time to get into the house.And yes they are nit-picky: chipped paint, ripped screens, cracked window glass, missing floor coverings, exposed wiring, basement walls bowed out to much, etc. etc.

With the way the laws have been set, the appraiser can basically say no if they want no matter what your provide.With that being said, the lender works for the buyer, so it may not be in the lenders best interest if they feel it gives there borrower a bargaining chip
