You need to look into regulations as lots of areas are shutting the door on STR in many cities and require licensure, occupancy taxes etc and some just banning all together.

In case people outside Texas considering Plano, TX for STR, please be aware that Plano City Council just voted for a interim ban on STR in Plano city limits.The purpose of the interim measure, according to Day’s presentation on May 8, is “to prohibit the establishment of new short-term rentals of dwelling units while the city conducts public outreach, collects data, and analyzes information to determine permanent recommendations, due to community concerns about health and safety.”

Just wanted to make you aware of the fact that the City of Naples, as well as Collier County, have short term rental bans in place.

I am constantly amazed that there are LA investors that will hand their money over to complete strangers to help them invest in unknown markets in rust belt towns but they won't drive to Banning or Victorville to pick out their own $50-75k pig of a first rental.It appears the #1 search term for wholesalers is absentee/out of state landlords yet we have people lining up to do just that.
