First time home buyers compete with us investors and they are often blue-eyed in terms of how much work a property needs.

Well my guy that I helped found it on Facebook marketplace the guy was only asking $9,000 and I basically told him I liked it I wanted it and the seller tried to play the smooth saying I've got a bunch of buyers and the price went up and I basically told him to take it or leave it and I bought it for 10,000 bucksHow did you finance this deal?

The irony is most investors who form LLC's do not operate them correctly, fail to obtain appropriate types or amounts of insurance coverage, fail to understand their coverage exclusions, take short cuts and don't obtain permits, use unlicensed and uninsured vendors,  fail to execute contracts with same vendors, don't understand the mechanism of additional insured status, indemnification etc. and are actually more prone to claims and conflict with their LLC than the individual who does not own real estate in an LLC but understands these tools I mentioned.

His info isn't magical or unique....its just packaged by an alpha male boasting over his wealthI think 98% of people that do these seminars never do anything... they fail to follow through on actually taking action, so for most its a waste of $$$

The smaller note buyer ans sellers just don't create enough demand.

While it may be a long shot, my team and I work with buyers/investors who may be interested in reviewing the deal to see if we can help out here.

And if all fails, I could sell after I graduate, and take the proceeds and pay off my high student loans if needed, or just "level up" to a different asset class when I am in another profession. 

This week the FED outshined expectations and instead of a .25 basis point reduction they cut it by .50% which is huge for home buyers!

We are the first buyer and have an option to influence whether we can be part of CCR or not.

Do Buyers Agents intuitively know when a property is priced to generate interest and the price is not even close to what the seller is looking for?
