The dangers of lead-based paint had begun to circulate by the late 1800s and early 1900s, so some manufacturers stopped using lead in paint earlier than others.With an internet search, I found this brief chronological history of the use of lead-based paint in the United States:* Use of white lead began in the Colonial times and ultimately peaked in 1922.* In 1951, Baltimore banned the use of lead pigment in interior paint in Baltimore housing – the first such restriction in the country.* In 1955, the industry, working with public health officials and organizations, adopted a voluntary national standard to prohibit, in effect, the use of lead pigments in interior residential paints.* Through the 1950s and 1960s, the use of exterior lead-based paint declined significantly, and ended by the early 1970s.* In 1971, the federal Lead Poisoning Prevention Act was passed.* In 1978, the federal government banned consumer uses of lead paint.

This gives me an idea for labor and parts costs, i.e. my rehab budget.So after 9 months of taking the plunge into RE, I've worked with a successful investor, I'm getting my RE license which allows me to put in my own offers, I have private $ lined up, pricing for repairs figured out, and a handful of towns i've begun looking into for rehab deals.You may not "get lucky" like me and be able to work one on one with a mentor in your area, but don't let that stop you.

I'd begun looking around at multi families in the Bergen-Lafayette, Journal Square, and Jersey City Heights areas, as the small multi families seemed to have better cash flow potential than single families around here - but after listening to some podcasts I am also getting the sense that single families might be a lot easier to manage (less turnover, tenants taking more responsibility/less calls and issues...) so I'm really open to both types for my first deal - whatever has numbers that work.
