Thanks in large part to referrals from these forums, I found an amazing realtor in Indy and made a trip out there last week.I know there are a lot of people like me who are simply priced out of our local area but are scared to make the plunge into a distant market, so I wanted to share my experience in hopes they will take action.Joel Clausen with the Scott Smith team spent two whole days (I mean ALL DAY) showing me properties and giving me the inside scoop on the local area.

The team is amazing.

It's actually an amazing relief, after some paranoid litmus testing, to find myself discussing the specifics of my deal with no concern for being taken advantage of, or having to lie just to protect myself from other lies. etc. 

Those are amazing numbers considering you don't have a GC. 

Stick out your job even a couple years extra than you plan for, I wish I would've worked an extra 1-2 years and got some amazing loans.

I've been amazed at not only the massive amount of resources available, but also the number of experienced investors who share their experiences and opinions.My full time job is a Project Manager for a commercial construction company, but over the past 5 years I've purchased 6 single family rental houses (5 in Centerville, 1 in Beavercreek). 

So many amazing ways to make REI work for you, but every investor has to put the time in to figure out what works for them. $140k is a great start (and we're on the same page re: don't use it all, save some for reserves) - I know lots of people who started with less!
