Any recommendations for contractors in Chicago’s Southwest suburbs?

Southwest, American, Delta, and United all fly here.

Parts of Spring Valley, Hender-tucky (Henderson), and parts of North Las Vegas all come to mind as areas that a new investor could still break into, but competition has also been fierce.As far as ‘pre-recession highs’, I see the market still about 25%-30% or so below the peaks in my area (Southwest) but with far far better market conditions than back then.

I received some advise from my banker today.  I though I'll share it here and maybe get some feedback.  I have asked him what cap rate to use when putting offers in on 5+ units multifamily in the Cape Coral, Fort Myer...

I agree biggest challenge is financing, and having a good property manager.My area is South West Florida, (Ft Myers), but it appears that appreciation/demand has made it difficult to find good deals.

HUD had a transition in Asset Managers last month (Although the names of the companies changed the personnel remained the same but the Southwest region has gone form 3 to 2 asset managers with one company Sage getting the bulk of the listingsSaying that , it also appears that the pattern of accepting bids has changed.  88% still seems to be the counter range for most bids.

Having central A/C is a big bonus and could translate into more monthly rent, but it isn't necessarily a must have in my neighborhood (Southwest Philly).
