@Trevor S Foster one problem with your question is it is against the rules to answer it  :-)If someone were to answer they would be promoting themselves which is not allowed in any forum other than the MarketPlace.To try to answer you question about what makes someone the best, I believe it is how well run you business.

Selling agents do email blasts to share listings and post on their company's websites to promote.

But still not obvious as these companies know how to present and promote themselves as oppose as the good ones who tends to be not as "marketing aggressive".

Start with a PM  get the feel of the market through the PM no promoters especially private ones..

Depending on the town, you might be able to sell the multi yourself with a listing on BP, and promoting it at the REIA's and Black Diamond.
