There are 2 main lenders that will do 80% cash out and they don't charge brokers origination fees because they're wholesale lenders.

I had planned on buying a new primary residence  that needs a rehab that i can get way under market value.

For example, you invest in 100 Main Street LLC.

If your willing to do so, you can live in the casita and then rent out the main home and have your tenant pay the majority/all of the mortgage (depending on what type of deal you find obviously).
